Changes relating to Energy Performance Certificates (EPC)

This legislation can have significant implications for landlords and for occupiers who wish to assign or sublet space in their tenanted property and will :


  • Affect the maketability of some properties that will be impossible to market unless they are upgraded


  • Valuations of properties can be affected resulting in a reduced valuation.


  • Implications for dilapidations could be affected, particlarly commercial property


  • Be impossible to create a new lease or tenancy until the property has been upgraded.


Given the risk property owners and occupiers need to have a clear understanding of the  energy efficiency of their property and undertake any relevant upgrades as soon as possible.
