Into the New Normal with a spring in our step.
After all the gloom of Winter and lockdown we can all start to be a little more optimistic about the future. The 'Roadmap' set out by Boris Johnson has set out a programme of lifting restrictions and in his recent Budget Speech the Chancellor Rishi Sunak outlined some sweeping changes that included a lot of benefits for the residential property and holiday home market.
Time to look forward and embrace all of this for a more positive future.
UK Employment Market and Home Working
The Chancellor has confirmed that he has extended the furlough scheme until September, which is a welcome relief to all but the full impact of the employment market is yet to unfold. Working patterns are changing and many traditional jobs may vanish but hopefully replaced as the economy begins to move again. Online shopping is having a major impact on the high street and with service industries concentrating on home working many shops and offices will remain closed. Collectively this will reduce the need to commute and have a substantial impact on the residential property market as families look to adapt.
North West Property Market
Despite the pressures of Covid 19 the UK housing market has seen substantial growth, particularly in the Northern regions as families look for more space for home working and move away from city areas. Fortunately the North West has some wonderful locations within easy distance of major employment areas and these are becoming more attractive as the demand to commute reduces.
Holiday Home Ownership
As prospects for foreign travel are still looking uncertain the demand for holiday homes is booming with more people looking to holiday closer to home. This is being accelerated by home workers who are asking 'which home' why not a holiday home in a nice location and spend more time with the family.
Foreign travel is not going to get any easier any time soon and life may not be the same if you do manage to get abroad. Staycation Holidays are going to be the future so enjoy the pleasures the UK has to offer and give a boost to the local economies while having fun!

House Price Index January 2021
Demand Rebounds during lockdown with sellers keen to list homes for sale. According to the Zoopla House Price Index the average house price growth throughout the UK in 2020 was 4.3% with a high demand, particularly in the North West. House price growth in the North West has exceeded the national average with growth at 5.6% - being a decade high for the region and looks to continue.

Stamp Duty Holiday: A New Cliff Edge June 2021
The Chancellor announced that the Stamp Duty Holiday is now extended to the end of June to allow more home buyers to take advantage of the tax break.
Chancellor Rishi Sunak announced in his Budget that the Stamp Duty Holiday is now extended to 30th June 2021. While obviously very good news this will create a new 'cliff edge' for completions so if you are considering selling or buying do not under estimate the time needed to complete a sale.

Good News for first Time Buyers
The Chancellor announced a new low deposit mortgage guarantee scheme to bring back the low deposit mortgages that he said had 'virtually disappeared'.
In his speech he said it was "a policy that gives people who cannot afford a big deposit the chance to buy their own home"
He then went on to say that "A Government Scheme will help first time buyers get on the housing ladder at a time when for many owning their own home seems an impossible dream".
Along with the extension of the Stamp Duty Holiday this is a great time to buy or sell!

Good News for Summer Holidays
In his Road Map speech Prime Minister Boris Johnson announced that camping, caravan and self-contained holidays have been given the green light to open from 12th April.
Initial stays will be restricted to one domestic household only in self contained accommodation. Subject to the roadmap progressing as planned full park services should open in May.
